Andy Ahitow

Principal & Managing Partner

Andy is a 25-year real estate veteran and a co-founder of CityPads. Andy currently owns and operates 500 apartment units in Chicago and has developed over 2,000 multifamily units throughout his career. Andy founded and owned Chicago Apartment Finders, an apartment marketing and leasing company, that leased 40,000 units throughout its 13 years, which he subsequently sold to Coldwell Banker. Andy has developed 1,500 units alongside Marc Realty, Angelo Gordon, ASB Capital Management and others and has raised over $100 Million of equity from high net worth and institutional investors throughout his career.

Sandy Albert

Principal & Managing Partner

Sandy has been in real estate investment management, development, finance, and operations in LA, NYC, and Chicago for 16 years and joined CityPads as a partner in 2021 to help spearhead growth, investment, and development activities. Sandy was an early team member at Common, the largest density focused and technology driven residential brand in the U.S where he helped the company expand into over 7 new markets going from ~200 units to ~8,000 units under management in 5 years. Sandy has held roles in acquisitions, finance, development and asset management in New York City for Adam America Real Estate, one of the most active multifamily & condo developers in Manhattan and Brooklyn, and Andover Properties, one of the largest private owner/operators of self storage facilities in the U.S. Sandy is an active 16-year member of the Urban Land Institute and is based in Los Angeles.

Daniel Zivin

Principal & Managing Partner

Danny Zivin has been in the real estate investment and development business for 34 years, is a co-founder of CityPads, and in 1987, was a founding partner of KZF Development in Northbrook, Ill. KZF developed, built, and sold over $375M in luxury single-family homes, multi-family townhomes, duplexes and commercial office buildings on Chicago’s North Shore. Danny subsequently sold KZF in 2015 to focus solely on multifamily investment and developments in Chicago, alongside Andy Ahitow and the CityPads team. Danny has helped lead City Pads in acquiring and developing over 15 projects and ~$124 Million of value since 2015.

Jason Tennenbaum

Partner and CFO

Before becoming CityPads CFO, Jason owned and operated real estate finance, development and investment companies. Jason founded and built a private real estate investment and management firm acquiring, rehabilitating and operating ~1,000 multifamily units in Chicago. Post sale, Jason co-founded Winmor Capital Group, a real estate investment and finance firm focusing on bringing financial sophistication via JV partnerships to upscale residential real estate investments and developments. Jason brings vast experience in underwriting, capital stack structuring, due diligence analysis, and financial reporting to CityPads.

Elliot Offenbach

Partner and Project Manager

Elliot is a co-founder of CityPads alongside Danny and Andy and prior to that founded Empact Construction Services, a full-service general contractor of multifamily, residential rehab, and commercial. Empact Construction has completed over $40 Million of construction projects in the last 13 years. Elliot also founded ZO Holdings, LLC and grew a portfolio of multifamily and single-family properties around Chicago and its suburbs. Elliot pursues potential deals for CityPads as well as providing construction knowledge and oversight to the organization.

Ewan Dickson

Partner and Director of Acquisitions

Ewan is an early member of the CityPads team and currently helps oversee acquisitions, pre-development, financing, and asset and property management at the company. Ewan has been directly involved with the growth of CityPads throughout its inception and prior to joining CityPads, Ewan was one of the top leasing agents at Chicago Apartment Finders. Ewan also worked on the investment teams alongside Andy Ahitow and Marc Realty Residential in Chicago. Ewan leverages his skills and experience in leasing and asset management to help create value across all investments and projects.

Bobby Strauss

General Counsel

Bobby has 20 years of real estate law experience and joined CityPads as General Counsel in April 2019. Bobby specializes in purchasing, selling, developing, financing and leasing real estate, and his clients have included developers, syndicators, investors, and property management companies. Bobby has also represented banking and corporate finance clients in various areas. He has expertise in permanent and construction financing, revolving lines of credit, and syndications and leverages his knowledge and experience in corporate law, including governance and business formation for nearly every type of entity.

Stephen Albert

Senior Lead, Architecture and Construction

Steve is currently one of the go-to multifamily architects in Los Angeles and he and his firm has been responsible for the design and construction of over 40 major housing projects for more than 5,000 units in LA. Steve has designed, helped entitle, and seen built ~300 buildings throughout his career and is an expert at architecture, entitlements, and construction administration in Los Angeles. Steve founded the Albert Group Architects in 1979 and before that worked as a project manager and senior designer for Dworsky and Associates in Los Angeles and then for Caudill, Rowlett & Scott in Houston, Texas. Steve is a former Architectural Commissioner for the City of Beverly Hills, a member of the Affordable Living for the Aging Board of Directors, and currently serves on the City of Los Angeles Mayor’s Task Force for reaching the goal of 445,000 new housing units by 2028.
